Project Description

The key focus of this projects brief was to transform an existing single storey garage into a two storey `granny annex` for the elderly parents of the client, to be completed before the festive Christmas period 2012 began.

DPS Architecture was commissioned to undertake a full design service including creation of all construction drawings, with additional weekly site inspection duties. These inspection duties included the creation of stage reports for the client at regular intervals, ensuring the building was being completed to the current standards and design intent drawings.

These reports allowed the client to approach the builder with documented information and photographs if anything was not being constructed correctly, and allowed for a very quick turn around and short defect rectification period, ensuring the building was completed in time for occupation before Christmas 2012.

The chosen construction solution was a fully insulated internal timber frame (SIP Panels), that allowed the ground floor walls to be built inside the existing garage unaffected by the weather, and while the outside remained untouched. This allowed the existing garage roof to be removed only when the first floor was ready to be built, preventing the whole construction from getting wet or damaged. Once the garage roof was removed the new 1st storey was constructed and re-roofed within 5 days, making the best of the weather during the changeable British winter season, and allowing the elderly parents to move into the property before the festive season and the anticipated colder winter.

The chosen SIP panels were supplied with insulation pre-installed, and offered fantastic air leakage specifications and robust construction principles. All these facts resulted in a super insulated building that not only reduced the cost of heating the building for the client, but aided in ensuring the wellbeing and warmth of the elderly occupants.

While it wasn’t appropriate for this project, a garage conversion of this type would be perfect for a small home office, allowing a professional space to be created without impacting on the main building.

Based on the success of DPS Architecture in delivering this project, we were further commissioned to undertake the interior design on this scheme in 2014, and will be undertaking 3 further projects with the client in the near future.
