This scheme involved an extremely difficult and enclosed urban site with problematic access and working hour restrictions due to the sites location.
While confined, we were able to accommodate a two storey, two bedroom retirement property with downstairs WC and large living / dining area on the site. The construction utilised an offsite pre-fabricated timber frame system that was erected in a very short period preventing any issues with access to the location or surrounding properties.
We were appointed on this scheme under a full service contract, and as such aided the client in obtaining utility connection quotations for gas, electric, water and drainage including permission to dig in the public road and connect to the main sewer.
Our services further extended to regular site inspections and visits to ensure the build was being constructed in accordance with the approved drawings. These visits allowed us to issue a `Professional consultant certificate` at the end of the construction phase. This certificate is recognised by the council of mortgage lenders `CML` aided the client in obtaining a mortgage on the newly completed build.
